- Most Leeds student houses for the 2027/28 academic year (July 2027 intake) start being let from October 2026, with the peak between November and February. Headingley and Hyde Park move first, so it's worth registering your group early — we can hold viewings before the busiest weeks.
- How much is student rent in Headingley and Hyde Park?
- Shared student houses typically run £110–£180 pppw depending on group size and area. Burley is our best value, Headingley and Woodhouse sit in the middle, Hyde Park runs higher, and Leeds City Centre apartments are the most expensive. Prices are quoted per person per week (pppw) and all prices are bills included* (*bills included covers gas, water and electricity — Wi-Fi and TV licence are not always included).

We buy energy and water across our whole Leeds portfolio, so the weekly bills package baked into your rent is usually less than a group would pay setting everything up themselves — and it never spikes in January when the heating is on.

- One fixed £ pppw figure covers rent plus gas, electricity and water. *Wi-Fi and the TV licence are not always included — where they are, it's stated on the individual property listing. You pay the same amount every instalment, so there's no splitting bills in the group chat, no chasing housemates for £14.50, no setting up accounts with five different suppliers and no surprise final readings when you move out. If anything goes wrong with a supply, we deal with the provider — not you.
